I have $150,000 cash and I want to do a Joint Venture on a San Diego house that needs to be rehabbed.  

I want to buy the house, fix it, and then sell it fast for a short-term profit.  I am not interested in buying, fixing, and holding for the long-term. 

Here’s how the Joint Venture partnership will work: 

      1.   You find a fixer at a cheap price.
2.     I put up all the money – up to $150,000.
3.     You hire a general contractor to do the work.
4.     We split profits 50/50.

The sale price of the rehabbed property must be $350,000 or less.
